New Construction Building Phases
Phase 1
Pre-Design Research:
Meet with clients to discuss their vision and clearly define their objectives. Analyze site location and condition. Research local and governmental regulations. Establish architectural and /or design style.
Preliminary Design:
Refer architect or work with clients own. Review conceptual drawings. Study cost effective design solutions.
Construction Budget:
Discuss preliminary specifications. Establish line item budget. Review value engineering options.
Construction Financing:
Develop comprehensive budget for loan application and obtain project approval.
Phase 2
Design Development:
Focus on interior and/or exterior architectural and design details. Research custom material options, products and accessories. Obtain budget discounts.
Optional: Work with interior designer at this stage to assist in final decisions.
Budget Development: Review bids and estimates with clients to develop a construction budget and continue to analyze throughout the entire project.
Proposal Analysis: Obtain all subcontractors proposals, analyze to determine scope, review with client and award contracts. *We maintain a list of the most reputable subcontractors.
Permit Processing: Coordinate with the city, architect and consultants to handle entire permitting process.
Phase 3
Pre-Construction:
Secure all insurance requirements. Submit early purchase orders. Collect lien releases (ongoing throughout building phase).
Construction Schedule Development & Maintained: Develop a preliminary construction schedule and continue to maintain and update in the event on delays and advancement.
Mobilization: Execute all mobilization needed, including the delivery of perimeter fencing and installation of temporary services and utilities.
Project Supervision: Regular on site supervision of all construction and subcontractor work. Ensure required inspections and quality control.
Accounting & Bookkeeping: Maintain accurate accounting for project. Coordinate with bank to ensure prompt payment of all invoices.
Project & Financial updates: Provide comprehensive updates to owner. Updates consist of project overview, updated schedule, budget, current financial statements and copies of all invoices.
Phase 4
Post Construction:
Execute warranty. Home maintenance.
